We have found a home for this community hub in a desirable and rapidly developing area, managed in part by nationally renowned Fireten Hospitality. The Ledge will provide people residing and working in Spicewood, TX, and the surrounding area with much-needed restaurant services and will facilitate bringing numerous delivery choices to the area. Our mission is to deliver a refreshing new dining and entertainment venue to the Spicewood market. The Ledge will provide a destination that will include 8 to 10 separate kitchens, offering patrons the opportunity to try a different dining option every day of the week. It will also contain multiple high-end bars, including a rooftop event venue with 360-degree views of the beautiful Texas Hill Country and Lake Travis.

In one model, we own only the real estate and operate as a landlord for the vendors within the location. The primary revenue driver in this model is rent from installed vendors.
In the second model, we own the real estate and one or more restaurants or food stalls within the location. We have expert teams in place to create and manage restaurant or food stall operations and are responsible for its growth.
The primary revenue driver in this model is both revenue generated by our own entities and rent from installed vendors. Rent from vendors can be either a predetermined figure or a percentage of total revenue generated, which is typically between 10-30%.
